FSBO - Watch out for these......

1. Buyer requests financing from seller
While seller financing can make sense in some situat9ions, it is not for everybody. You will want to be concerned with how much money the buyer will be placing as a down payment. Obviously, the more you loand them, the higher your level of risk. Consult your accountant to sxee how providing seller financing might affect you when tax season comes around.

2. Early Occupancy
Each case is different,m but in general it is not wise to allow a buyer to mive into your property prior to a full closing. There are always things that the buyer might not like after moving in, and then refuse to close. If you are going to allow this, make sure you have consulted your attorney about drafting a lease prior to letting your buyer move in before closing. Otherwise, you might jeopardize your rights in case you would need to have the buyer removed from the property at a later date.

3. Guest Registry
Showing your property to prospective buyers without having them register their names and other info is very risky. You have a right to know whom you allow into your home. Simply leave a sign-in sheet visible and ask everyone who sees your property to fill it out. This way you can follow up with them later if your price changes, or should there be any cases of theft. You can then provide the police with a list of visitors to your property.

4. Get it in writing
Don't accept a buyer's offer without a written contract. In Florida, a contract for sale is only valid if placed in writing and executed by the parties. Some buyers will encourage you to trust their word. There is absolutely no reason not to have yoru contract in writing.

FSBO "I can save the commisson!"

Many homeowners feel by selling their property themselves, they will be able to save the real estate commission and therefore save money. Part of the trouble is though; the buyer has the same idea.

If the seller wants to save the commission and the buyer wants to save commission as well, that presents you with a problem. Normally, there is only one commission to begin with, and it is impossible for both of you to save it.!

The average buyer is going to discount your FSBO asking price at least 7%, because they know you are not paying a Realtor fee. In your mind you are saving the commission. When the offer is all said and done, you will probably not net any more than had you sold through a Realtor. Many people actually walk away from the closing with less than if they had chosen a Realtor to represent them.

Another fallacy is that you will reduce your price by the ammount of the commission and convince a buyer that you have already taken the commission into consideration. It sounds nice, but rarely will you convince the buyer that you are not still saving the commission.

Little Known Fact about Avon Park - Lawn Mower Racing

There is, in fact, as US lawn mower racing association and yes, people tune their lawn mowers to race them.

Avon Park is home to the Avon Park Mower Plex. Racing season starts at the end of the summer, a date for this year's season is still to be determined. Check out the "Mower Plex" website for updates.
Having your hotdog while watching lawn mowers zoom by is quite an experience and a great way to meet with folks in your community.

Avon Park Mower Plex is located on Herrick Road, off CR 64 right behind the Avon Park Airport.
