A while ago I was writing about Marketing to German speaking countries (I speak
German). I sent weekly "Deals of the Week" to my broker contacts in Germany and Austria. I've had some first (and positive) responses so far.
Yesterday, I received an email from a lady in Hamburg. She will be in Central Florida the first week of September and wishes to purchase several apartments/condos/homes as an investment. She's also interested in purchasing in LA and Las Vegas. She's interested in Short Sales and Foreclosures (Yep, they talk about the close-out of America over there!)
I don't have her qualified yet as I received the email late last night and didn't have the chance to call and speak with her in person. I know from experience though that the vast percentage of European buyers are indeed CASH buyers.
I'm thrilled that my Marketing to Germans actually works.

Congrats on your marketing. I'm interested in doing the same thing for Brazil and France. Any suggestions? I'm in Las Vegas by the way if you need any help with them.

Felipe, I simply found real estate offices in Germany and Austria and contacted them by email. I had a nice presentation ready:
1. Where I am located, about my office and info about my region - geared towards buyers.
2. How real estate works in Florida, compensaton etc. - geared towards the broker.
3. "Hot Deals of the Week" - homes in almost every price range, condition and style.
Voila! It's starting slow but I get results! I will be meeting this lady the first week of September!
I'm not sure how firm she is about buying in Las Vegas but I will definetely keep you in mind! What would be the lowest price possible for non-fancy new construction 3/2/2?

You may not believe it, but although 55+ Resorts are well established in the US, we are amongst the first to be building in Southern Europe. The drivers are the same - baby boomers seeking warmer and cheaper climates.
